Leisure Isle predates the Thesen Islands marina development and reads very differently as a result — a collection of individually built bungalow and mid-century homes rather than one architect's coordinated estate. Gardens here have had decades to mature, which changes the shading conversation from the outset: some Leisure Isle plots already get real afternoon shelter from established trees, and some don't, sometimes on the very same street.

Because Leisure Isle sits on the water on more than one side, it's common for two or three rooms in the same house — not just one feature window — to face open lagoon and take the same reflected-glare problem through the day. That usually turns a Leisure Isle measure into a whole-house conversation rather than a single-window one: get the fabric logic right in the main living room, and the same logic generally carries through to the other water-facing rooms.
